

On the 30th of November 2009 Rzeznicza Development Sp. z o.o. has received a building permit to conduct a refurbishment of a historic protected building located on 28–31 Rzeznicza Street in Wroclaw with designation for commercial spaces.
The investor had to apply for the decision once again since the originally planned function of the building has been changed – investor has resigned from adapting the highest floors into apartments.
According to the new building permit, the ground and underground levels will be defined for services and the upper floors for modern open-space offices. Additionally, the building will be equipped with innovative automatic car parking system which will allow parking for 17 cars.

The first fully automated parking facility will be constructed already next year – it is an ideal solution for parking problems in the city. What is even more interesting, the new project will be commenced in the underground area of a monument-listed tenement house located near the Market Square.
The three-storey automated parking area will be constructed in a luxury tenement house called Heritage Gates at 28-31 Rzeźnicza street. The parking capacity of the tenements house i.e. 17 plots is not very impressive but it reflects the needs of its future tenants and is restricted by the architecture of the building. It will be the first investment project of this type in Wrocław. Apart from this project, another automated parking facility is planned to be constructed under Nowy Targ square however the final design hasn’t been chosen yet. ‘Automated parking facilities are absolute novelty in our country. The factor which influences the final decision is always the final cost. So far many facilities of this type have been constructed in densely populated cities such as Tokyo or New York. The solution has been used in locations where the prices of land are very high and there is little room to construct regular parking facilities’, says Andrzej Michalski, Sales director in Mecalux Sp. z o.o. selling automated systems. When finding a parking place in a big city is almost impossible, automated parking facilities constitute a perfect alternative to a traditional parking place because they are safe and optimally use up the space. A parking plot in an automated parking facility can accommodate 3 cars within the area of a single regular parking plot.
In order to use the maximum of space, the cars will be moved horizontally and vertically. With use of this method 17 (plus maneuver space) cars can be parked within an area which accommodates 6 cars on a regular parking parcel. ‘Cars which leave the parking area are automatically steered back to the exit level’, explains Janusz Rudnicki, representative of Verity Development, which owns the tenement house.
The Heritage Gate tenement house, including the automated parking facility, will be rendered for use in the first quarter of 2010. After refurbishment, the building will have a contemporary office and commercial character. A renowned worldwide restaurant chain will be based in the basement of the building. ‘It will be a unique place which will definitely stand out on a gastronomic map of Wrocław. We have to wait until we reveal the name of the restaurant a little bit longer’, says Barbara Has, leasing director in Verity Development. The renovation and construction works of the tenement house are progressing. ‘As of this day we have finished renovation of the elevation, replaced windows. Roof works are in progress. Soon we will take care of the courtyard and the interiors’, explains Janusz Rudnicki. ‘We have already chosen a constructor of the automated parking facility’, adds Janusz Rudnicki.
This project proves that the local companies look for original solutions and the newest technologies – the solution has already attracted interest of students and doctor degree graduates of the University of Technology in Wroclaw. ‘This project requires engagement of various specialists: architects, constructors, industrial automatics specialists, IT and fire experts’, says Andrzej Michalski from Mecalux. The project will probably arouse interest of specialists representing many trades.

A modern garage will be constructed under the tenement house on Rzeźnicza street – former location of the post office. From the outside, it will look like an ordinary garage.
A driver will enter the garage, leave the car and a special machine will park the car up, right below the ceiling. As a result, cars will be seated one below other. Owing to this solution, many cars can be parked on a small area, precisely, 17 cars parking capacity on an area which would otherwise only accommodate room for several cars.
'Such solution in Wrocław is a complete novelty', applauded Agata Świderska representing Verity Development, the owner of the building. Everything is said to proceed very quickly.
Although the parking places are mainly intended for employees of offices and their clients, they will be also made available for ordinary residents of Wrocław. When? The investor claims that it will happen at the end of the next year.
The building, which was constructed at the beginning of the last century, will comprise Office for rent. That is why it is undergoing thorough refurbishment. 'We would like that the offices offer the highest class standard. We look after every detail in order to preserve the character of the building', assures Agata Świderska.
Office will be located on four floors of the building. The remaining floors, including one underground floor, will comprise restaurants, shops and commercial premises.
